We recognise that sometimes submitting a buy to let applications for your client/s can become a little overwhelming, especially if you have a few cases to clear from your desk.

There is no need to worry, because we have identified some top tips for submitting an application successfully. Which should get you one step closer to completing your clients complex buy to let case.

1. Provide proof of income and ensure it has been certified by you:

  • Experienced Landlords - proof of rental income being declared to HMRC.
  • Employed - latest P60 and last 3 months payslips.
  • Self-employed - last 2 years SA302's & online tax calculations & overviews.
  • Retired - evidence their income (latest pension statement or P60).
  • Trading Ltd Co's - 2 Years full trading accounts.
     

2. Pay the application and valuation fee when requested

To submit a full mortgage application the non-refundable application fee of £145 will need to be paid. The valuation fee can be paid and instructed prior to the application being underwritten or wait until after underwriting.

3. Submit relevant client and property relevant client and property documents and ensure they are certified correctly

Once the application has been submitted, please upload all relevant documents and any additional documents requested. You will then be notified once these documents have been reviewed by our underwriters.

4. Proof of rental agreement and provide Portfolio landlord requirements where needed

If your landlord client owns 4 or more mortgages buy to let properties on this application, we will require you to upload a portfolio spreadsheet which can be downloaded by clicking here

5. Can we find the mortgages properties on a credit search?

If the mortgaged properties cannot be identified on a credit search, we will require proof of mortgage payments for the last 12 months.
